Real Estate What You Actually Need to Know Before Buying
Buying property is a huge milestone, but before you dive into listings or start visiting sites, you need to get comfortable with the basics. Think of it like learning the rules of a game before you start playing; it’s the only way to make smart choices and avoid getting talked into a bad deal by a pushy agent.
So, what exactly is Real Estate?
In simple terms, real estate is land and anything permanently attached to it. This includes everything from a small plot of dirt to a massive high-rise. Most people see it as one of the safest ways to grow wealth because, unlike many other investments, land usually appreciates (increases in value) as time goes by.
The Different “Flavors” of Property
Not all real estate is the same. Depending on your goals, you’ll usually be looking at one of these four categories:
- Residential: This is where people live (houses, flats, or villas).
- Commercial: Spaces for business, like offices, malls, or retail shops.
- Industrial: Heavy-duty spaces like warehouses and factories.
- Plots: Raw, empty land that you can hold onto or develop later.
Decoding the “Area” Trap
This is where most first-time buyers get confused. When a builder gives you a price, they use different terms for the size of the property. You need to know the difference:
- Carpet Area: This is the most important number. It’s the actual space “inside” your walls where you can lay a carpet and walk around.
- Built-up Area: This is the carpet area plus the thickness of the walls and the balcony space.
- Super Built-up Area: This is what builders usually quote. It includes your flat plus a share of common areas like the lobby, stairs, and elevator. Remember: You pay for the super built-up area, but you only live in the carpet area.
Why does this matter?
When you walk into a meeting knowing these terms, the vibe changes. You aren’t just another confused lead; you’re an informed buyer. You’ll know exactly what questions to ask, how to compare two different properties fairly, and most importantly, you’ll see right through any “sales tricks” meant to distract you.
