7/12 Extract (Satbara) is a land record used mainly for plots and land. It shows the owner’s name, land type, and legal status. It helps you confirm who truly owns the land.

Sale Deed is the most important document. It proves that the property has been officially transferred from the seller to you. Without a registered sale deed, you are not the legal owner.

Title Clearance means the property has no legal disputes, loans, or ownership problems. A clear title shows the seller has full right to sell the property.

Release Letter (RL) is given by the bank when a builder or owner has fully repaid a loan taken on the property. It confirms the property is loan-free.

Possession Letter is given when you receive the property physically. It states the date you officially took control.

Mother Deed shows the full ownership history of the property from the first owner till today.

Simple rule:
